Broward Rental Property Calculator

Who it's for: first-time investors weighing a long-term rental in Broward County, Florida.

What it does: turns your price, financing and rent into cash flow, cap rate, cash-on-cash return, debt-service coverage and break-even occupancy — after the costs that surprise Florida investors: insurance, property tax, HOA, vacancy, maintenance, reserves, management and closing costs.

What it can't do: verify an insurance quote, a roof's age, or what a unit will really rent for. Replace every starting estimate below with a real quote or lease comp, then use the checklist at the bottom.

How these numbers are calculated

Effective rent = monthly rent − vacancy (rent × vacancy %).

Operating expenses = property tax ÷ 12 + insurance ÷ 12 + HOA + maintenance (% of gross rent) + capital reserve (% of gross rent) + management (% of effective rent).

Net operating income (NOI) = effective rent − operating expenses, annualized. NOI excludes your mortgage.

Cap rate = annual NOI ÷ purchase price (financing is not included).

Cash flow = NOI − mortgage principal & interest. Total cash invested = down payment + closing costs + upfront repairs. Cash-on-cash = annual cash flow ÷ total cash invested.

DSCR = annual NOI ÷ annual mortgage payments. Break-even occupancy = the share of the year the unit must be rented to cover all costs and the mortgage.

Mortgage payment uses a standard fixed-rate amortization formula and does not include mortgage insurance or escrow adjustments.
